General Rental Conditions
1 - Preamble
The property subject to the booking is leased exclusively for residential purposes, used solely for tourism purposes in accordance with Article 1, paragraph 2, letter C), Law no. 431/98.
2 - Booking
Bookings can be made by sending a duly completed and countersigned confirmation form via email. The booking will be effective and the selected dates will be blocked on the calendar once payment is received and visible in the account, thereby expressing your acceptance of these general rental conditions.
3 - Payment
At the time of booking, a deposit equal to 40% of the rental fee (minimum Euro 100.00) is required. The remaining 60% of the fee must be paid 30 days before the start of the stay via bank transfer, using the bank details provided on the payment methods page. Amounts related to expenses and tourist tax must be paid in cash upon arrival at the residence.
4 - Cancellation
If the client is forced to cancel the booking for serious reasons, by giving us written notice no later than 30 days from the start date of the stay, the deposit paid will not be lost if the cancellation occurs up to 4 weeks before arrival. The deposit can be used for a booking on different available dates or for the following season. The deposit will be retained and cannot be used if the cancellation is not communicated to us within 30 days before the start of the stay. If the cancellation is not communicated within 30 days of the stay, the tenant will be required to pay the full amount of the stay. In case of NO SHOW (failure of the client to show up by 12:00 AM on the day following the arrival date without providing information), the client will lose the deposit and will be required to pay the balance of the rental fee for the entire booking. However, we remind you of the possibility of insuring your vacation in case of cancellation; we can potentially recommend some insurance companies that can provide a suitable policy for your needs. If the client decides to return the apartment earlier than the agreed end date of the rental in the confirmation letter, it will not be possible to request a refund of the rent and expenses already paid.
5 - Price
The rental price is indicated in the "Confirmation Form," and it includes, in addition to the rental fee due for the stay period and for the chosen property unit, the booking fees. Other optional or mandatory charges, but variable according to the client's needs, will be specified. By booking and paying the deposit, the client also expresses their knowledge and acceptance of these additional charges. The sums that the client will pay in cash before entering the apartment will be held by the same as a non-interest-bearing deposit and will be charged to the rental payment only upon delivery of the apartment keys.
6 - Arrival
Arrival must take place on the agreed day, between 4:00 PM and 6:30 PM (pay attention to daylight saving time). In case of delay, please notify the landlord promptly. Otherwise, the apartment will be held available for only one more day, after which it may be rented out with the consequences for the client as per point 4. One week before arrival, identification documents of all persons who will occupy the apartment must be sent via WhatsApp +39 324 1506269 or email damiano.roncari@gmail.com for registration purposes.
7 - Stay Rules
It is forbidden to accommodate more people than allowed by the number of beds indicated in our offer. In this regard, children are considered adults. However, it is possible to authorize, upon request and if permitted by current regulations, to accommodate one extra person for an additional charge. The presence, even occasional, in the apartment of a number of people exceeding the established limit will result in the immediate termination of the rental and the obligation for the tenant to pay a sum equal to the agreed rent as a penalty. Dogs or other animals are generally not allowed. The use of personal stoves or electric hotplates is not permitted. All guests are required to respect the regulations of each building and, in particular, to scrupulously observe common rules regarding quiet, especially during afternoon and night hours.
8 - Apartment Amenities
All our apartments are delivered fully furnished and equipped with an induction hob, hot and cold running water, and 220-volt electricity. A blanket is available for each bed. The client must bring only their own bed linen, table linen, and bathroom towels. Upon request, sheets and pillowcases can be rented on-site. Mattress protectors and pillow protectors cannot be used as bed linen, under penalty of compensation for damages. They are typically not equipped with an iron or hairdryer. The tenant must report any defects in the property unit or furnishings to the landlord within 24 hours of receiving the premises. In the absence of notification, the aforementioned defects and discrepancies will be presumed attributable to the tenant. If the client detects an inadequate level of cleanliness upon arrival at the apartment, they must notify the landlord on the same day of arrival (or by the morning of the following day for arrivals after 7:00 PM), in order to allow the agency to rearrange the property unit. Please remove chairs and tables from the garden or terrace if the apartment is left unattended and roll up sun awnings. It is forbidden to leave doors and windows open with the air conditioning running (where present). If this occurs, part of the deposit will be retained. N.B.: In case of air conditioning system breakdowns (where provided), the Agency guarantees the intervention of a technician within 3-5 days from the communication of the breakdown (excluding holidays).
9 - Departure
The apartment must be vacated by 10:00 AM on the agreed day. Departure must take place during office hours to allow our staff to check the state of preservation and cleanliness of the apartment. Upon request, we can authorize departure at night or outside office hours, but in this case, we reserve the right to retain the deposit referred to in the next point and then send it by bank transfer after the necessary checks have been carried out, deducting any expenses. The apartment must be left tidy, clean, and free of garbage, bottles, and boxes, with the internal shelves of the furniture clean, with the dishes washed, and the refrigerator empty and defrosted with the door open. If the apartment is not left in order, an additional cleaning fee of €50.00 will be charged.
10 - Security Deposit
The tenant undertakes to take the utmost care of the apartment (walls, floors, etc.), the furnishings, and the household appliances present therein (dishes, fridge, mattresses, etc.). Any breakages or damages to objects must be compensated at list prices. As a guarantee of strict adherence to the above and the commitment to leave the apartment in order, upon collection of the key, the client will pay the landlord the security deposit as per the price list. This non-interest-bearing deposit will be returned at the end of the rental, after checking the condition of the apartment. In case of a cash deposit and departure outside office hours, the deposit will be returned by bank transfer at a cost of €10.00.
11 - Privacy Protection
Pursuant to and for the purposes of Law no. 196/2003 on the "Protection of persons and other subjects regarding the processing of personal data," we inform you that the personal data provided to the landlord will be processed by the same in compliance with said law, solely and exclusively for purposes related to the provision of the booking service. The sending of the deposit expresses the client's acceptance of the processing of personal data contained in the form for the purposes outlined above.
12 - Special Rules
The landlord reserves the right to inspect the premises to verify their meticulous upkeep. Should serious non-compliance emerge from the inspection, the rental will be deemed terminated by law, with immediate effect, due to non-fulfillment attributable to the Client. The landlord may order the immediate vacating of the premises, using public force if necessary, without prejudice to the right to request compensation for any damages and reimbursement of costs for interventions by specialized personnel due to incorrect and negligent use of the apartment's amenities. The tenant is authorized to enter the apartments in case of necessity, even in the absence of the occupants.
13 - Competent Court
For any dispute, the Court of Verona shall have exclusive jurisdiction. The tenant declares to have taken full knowledge of all the above contract conditions and to accept them fully and unconditionally.
14 – Tourist Tax
Since 2013, a tourist tax has been introduced in many Italian municipalities, the amount of which is requested upon payment of the balance upon arrival at the branch before handing over the keys. The applied tax varies from municipality to municipality and is determined per person and per night.
The Landlord declares to have taken full knowledge of all the above contract conditions and to accept them fully and unconditionally.
